i'm actually buying right now mate had my offer accepted on a house in pudsey on monday and now sorting out my mortgage and so on i didn't want a flat as i want a garden and a dog ;D, and i also own a car so would rather have a driveway on which to park it i got my place through homebuyers, and you should also check out reeds rains, your move, and whitegates www.marketplace.co.uk is good for giving you a rough idea of how much a mortgage would cost you to set-up and then how much you'd pay each month

I bought a house in December and have been living there a month. Got my mortgage through Northern Rock who at a push said the would lend us £20000 more than the ususal suspects (Halifax, Lloyds et al)
All I will say is the getting the mortgage is only the half of it, there are so many hidden extras.
Valuation or Survey - £380 Solicitors Fees - £1600 inc stamp duty 1% of purchase price
Then if the house needs stuff doing as a result of the survey sometimes you have to pay to have that done b4 you can move in!
Then there is the important things PS2, Bad@ss tv etc!
Good luck mate! ;D

I've checked those companys for you t-boy they all do 35yrs. You may want to get an Agreement in principle from them to check they will lend you the money. Give us a call tomorrow if you want any help as i'll be off all day.
